Overheating CPU.. AGAIN!

I have had this problem before and in that case it was the fan. I sent the computer to the manufactorer for repair and they changed the fan with another stock fan which is and seems to be working fine. It's spinning at around 2440 rpm but the CPU is idling at around 60-65 and going to over 70 under stress which is too hot! Before it was idling at around 40 and only going 1 or 2 degrees above 50 under stress. What should i do? Should i buy more thermal stuff and replace it or just simply buy a brand new heatsink which would mean i would have to remove my motherboard? Anyway, suggestions please!I have a couple of questions.1. Is thermal silver or whatever that really expensive thermal stuff is called worth it?2. Would buying a new heatsink like a zalman or an arctic silver mean i would have to remove my motherboard?3. How easy is it to fit a new heatsink? I am a bit of a noob and i have only changed my graphics card, put in ram and changed the battery on the motherboard before so i'm a bit wary.4. 1. No its very cheap, the highest it can get to is 10 dollars which is zalmans zm-stg1 which is better than ac5 and easier to apply.2. Most likely3. Relatively easy unless its the thermalright ultra 120 extreme that was hell... geting the fan on :)4. zm-stg1 is the easiest, it has a brush included that you just paint the processor.Also I may add like the person below me, on the 4 hinges that secure it into the motherboard, is each one secured? one may be loose and making bad contact with the cpu,Oh and zm-stg1 is better... It sounds like the heatsink isn't secured properly. I bet that heatsink is making contact with the CPU, but on an angle, meaning that the CPU isn't fully covered by the heatsink.The Intel S775 stock cooler is an absolute b**** to secure, so I suggest you go for a third party cooler with a securing backplate for the motherboard. You don't even have to go for something expensive, just something cheap. :/Thermal paste (I still recommend Arctic Silver 5) is worth it, if the stock cooler's thermal pad has been removed or if your cooler was applied with dodgy thermal paste.
